FIND THE RIGHT PROPERTY
After discussing the details of what you are looking for and what you can afford to buy, the agent will schedule showings to tour homes that match your buying criteria. Trying to schedule showings without the help of an agent can be frustrating and time consuming. You will need to contact the listing agent for each home directly, wait for them to get back to you and then find a time that works for both of you to meet at the property. The average home buyer tours 40 to 50 homes before finding a home they want to buy. A buyers agent can schedule appointments back-to-back, because they have access to every home that is on the market. The odds of you being able to schedule back-to-back showings on your own is highly unlikely, so your home search will take much longer and you will potentially miss out on getting in to see hot new listings. Do yourself a favor and work with a buyer’s agent!

NEGOTIATE THE OFFER
The buyer’s agent will advise you on an appropriate price to offer and present it to the seller’s agent. They will negotiate the price and terms to your benefit. If you attempt to buy a home without the help of a buyer’s agent, you risk paying too much. You may offer $20,000 less than the asking price and think you’re getting a great deal if the seller accepts, however, what if the house was priced $50,000 too high? A real estate agent who is experienced in the area will know the fair market value of the house and can advise you accordingly.

GET THE DEAL CLOSED
The best buyer’s agents will be able to recommend a reputable mortgage broker, real estate attorney, closing and title company, home inspector, handyman or other repair people, movers, and more. This can help expedite the process and relieve you of the burden associated with trying to find trusted professionals on your own.
If something should arise during the home inspection or appraisal, the buyer’s agent can advise you on how to proceed, and can act as a buffer between you and the seller.
