If you think for one second that selling your home begins when you put the for sale sign in the front yard, think again!
As a former Head College Baseball Coach, when teaching base-running, I always posed this important question to my incoming freshmen players, “When does base-running start?” They would always look at me with these blank stares. Many would think it was a trick question. But 90% of them would quickly answer, “When you get on base Coach!” Wrong answer!!!! Base-running starts in pre-game infield practice. Because this is when you can study the strength of the infield/outfield arms. The accuracy when they throw. Can they throw on the run? How agile are they? What is the condition of the playing surface? The wind conditions, the sun, the list goes on. To make a long story short – we gathered data that would help us compete more effectively giving us a better chance to win.
The same can be said for selling a house. What are the things that can be done in your pre-game that can more effectively help you sell that house for the most money in the least amount of time? The answer is simple and really very easy if you think about it. A fresh coat of paint gives the home a whole new look. Cleaning your carpets or if they’re beyond that, replacing your carpet. These two things will give the home a fresh new look and will make it smell new. Psychologically, this goes a long way with buyers. Lets take it a step further. Change out the hardware on your cabinets. Replace switch covers. De-clutter. Put things in storage. This will make the home look like it has more room. Make sure the entrance to your home looks and smells great. First impressions go a long way. These are the basic and don’t cost a lot of money. If you want to take it a step further, replacing counter tops in bathrooms and kitchens with granite goes a long way. Replacing appliances with stainless steal is also a huge plus. People like open concepts if you’re having extra money to renovate. A professional Realtor can help you with other specifics. The bottom line is “Come to the game prepared!” Do everything in your power to give yourself a “strategic advantage”.
