Tips to Sell Your House



Knowing a few tricks can help you to maximize the price you get for your house. Your real estate agent will share their knowledge of current design and remodeling trends as well as tips to get your house sold, however, here are a few proven tricks to sell your house fast.

1 – Go Through Your Closets

Everyone needs storage and you can be sure when buyers are touring your home that they will be looking in closets to see if there is room for their things. Take half of your stuff out and neatly organize the remaining items. A half empty closet will look more spacious than a closet stuffed to the ceiling. If there isn’t room for your things a potential buyer might also assume that there won’t be room for their stuff.

2 – De-personalize Your House

Buyers want to be able to imagine themselves in their new home. If you have family photos and personal keep sakes scattered throughout the house it can be difficult for a buyer to imagine themselves living there. It looks too much like YOUR home and that can be a challenge for a potential buyer to overcome. Consider hiring a home stager to go through your house. They are great at de-cluttering and making your house appeal to a wider range of buyers. Some agents will pay a stager as part of their marketing package.

3 – Invest in Your Kitchen

To many buyers, the kitchen is the most important part of the house. A dated kitchen will shrink your pool of potential buyers. If the cabinets are dated, consider hiring a professional painter to prep and paint them. For a few thousand dollars, you can replace a laminate counter with granite or marble. Stores like Best Buy or Sears frequently offer discounts on inexpensive stainless steel appliance packages. Painting your kitchen can be done for a few hundred dollars. Often times buyers can overlook a house with a dated family room or basement, but if the kitchen is dated that will stand out in the minds of the buyer and they will likely continue their home search elsewhere.

4 – Your House Should Be Show Ready at All Times

If your house is listed for sale, it should be ready to show at a moment’s notice. It isn’t unusual to have short notice showings and if you’re at work during the day, you won’t be able to run home to make the bed or pick up your dirty breakfast dishes. It will take some extra time, but a dirty house is a real turn off to buyers. Allow yourself an extra 10 to 15 minutes before leaving in the morning to be sure that the house is ready to show.

All too often we see home owners ignoring the advice of their agent and in the end it results in longer market times and lower selling prices.

    Doing just a few things around the house to prepare it for sale can make a huge difference. The most important thing is to keep the house clean and picked up while it is being marketed. There is nothing worse than walking into a house that’s listed for sale with a client and finding it a huge mess. Most clients have a hard time looking past it.

    My clients always ask what remodeling or updating they should do prior to listing their house for sale. Every house is different, however, I usually suggest that if they are going to do one thing, be sure that the paint is a neutral color. Home buyers are really turned off when they walk into rooms that are unusual colors such as pink, purple, orange or green. Also, wall paper can be a big turn off for many buyers. Stripping wall paper can be done in an afternoon.
